Let's get your offer accepted. Have you been putting in a bunch of offers and they're just not getting accepted? Are you scared to even put in an offer, because you know that the competition is so fierce? Let me give you a few tips on how to get your offer accepted. Make sure your loan is ready to go. That means when you talk to your lender, you're going to get a pre-approval letter, not just a pre-qualification. This lets the seller know that you're serious and they'll be able to close as fast as possible. I make sure that all of my clients get pre-approved early in the process. Consider becoming a cash buyer, and no, that doesn't mean you have to go out and rob a bank.

We have partners that will help you become a cash buyer in the eyes of the seller, making your offer a lot more appealing to them. This means you can close like a cash deal without the need to bring a duffel bag full of cash. The next step is finding the right agent. It's true we all dress like Jake from "State Farm" or an exit from the "Sopranos," but there are a few differences. Let me give you a couple. And that means we can get you in to see the property before everyone else even knows that it's available and start circling it like a bunch of vultures. Another difference is rapport building. It's not only important that you get along with your agent, it's important that your agent gets along with other agents. Any agent can advise you to throw an extra 10,000, 20,000, or even $50,000 at an offer, that's easy. A good agent will dig deeper and find out what the seller's motivations are. When an agent finds out what the seller's motivations are, when they build the offer, it'll make sense for you and for the seller, making it a win-win.
