San Diego realtor Katy Carlson offers five important tips for home buyers. First, buyers are not responsible for paying an agent's commission. Second, finding an agent early is crucial to avoid buyer's fatigue and to have the agent assist with property searches and private tours. Third, buyers should not hesitate to ask their agent questions and request their assistance throughout the entire home-buying process. Fourth, obtaining a pre-approval letter from a lender is necessary to determine the right price range and to avoid losing out on a dream home to another buyer. Last, home buying can be a fun experience.

It is 2023. We are approaching a second quarter at the time of this video. And the reason I preface that is because what I want to share with you today is a way to come up with an inventory when we have none. We have a 42% decline in homes on the market from last year. So number one, there is an opportunity not just for investors. So I want you to understand that first and foremost that as a conventional, traditional home buyer, maybe you have cash or finance. There are opportunities for you that are not on the MLS. The benefit of that is no bidding wars, you get a nice transaction, a smooth process through escrow, and you get it at your terms and for your price. I've been able to successfully find those homes for three of my buyers in the past two months and I'm working on another one today. Number two, though, I want you to understand that in a market like we're seeing now, even though the interest rates have increased and you might think, oh, house prices are coming down, unfortunately that basic supply and demand with the inventory down is keeping those home prices strong. In fact, year to date, we see a 6% gain in equity in homes in San Diego County. So we are not going to see prices dipping down anytime soon.
