A lot of buyers are patiently watching the housing market waiting for the right time to jump back in. And those who have already jumped back into house hunting are finding themselves competing over the limited inventory.

San Diego Realtor Stacy Miller shares her tips on how to get your offer accepted in a competitive housing market in San Diego.

Hi, it's Stacy Miller, Whissel Realty Group. I know you've been thinking about the market and you're hearing things from the news, but I have my boots on the ground and I also have my tennis shoes on the ground.

People are asking, what can we do to get our offer accepted? It's multiple offers right now. Sometimes as many as 10 to 20 offers come in on a property. So, at the Whissel Group, we have come up with a strategy to help you get the winning offer.

One of the ideas is when you look at a home, sometimes there's something about that home that you love, the seller loves. So if you put yourself in that home, let's just say have a seat at the sofa, and we'll do a video of you and your family, or you, whoever it is that's buying, telling the seller, "I love your home!" It may be the backyard. That's your hot button and it may be the seller's hot button. So, we'll just go into the backyard. We'll have a seat at one of the patio chairs and tell the seller why we love the home.

Number two, it's very important for me as your agent to communicate with the listing agent, to find out what the motivation is with the seller, and to see if we can find out what that bottom-line price is. That way, we can write a very clean offer. We'll write an offer and my suggestion is to do it at your highest and best. Then one day later, we will come back and put an offer in $5,000 more than what that offer was, without even having a counter offer. That way, in the seller's mind, he thinks, "Wow, this person really wants my house."

We also have some software. It's called HighNote, so we're going to put the video. We're going to put what's called a love letter together in the HighNote and submit it to the seller. Also, I will get a video from other agents, letting you know and letting the seller know how easy it's going to be working with me and our team. Lastly, I will ask the listing agent, what will it take now for us to put an offer in and have it accepted before it turns into a circus and a bidding war?
