So you're thinking about selling your home, and you want to make sure that you're going to net the most amount possible. Well, I'm here to help you with that. Hey, I'm Emily Benito with the Whissel Realty Team, number one team in San Diego. When Hollywood launches a movie, they do a huge Coming Soon marketing campaign.

Well, we're going to do the same thing when we get your home on the market. Here at Whissel Realty, we've actually trademarked our marketing strategy, and it's called a 7 Days List to Launch. It's what's responsible for having us be the number one team in San Diego for seven years in a row. And this is the exact strategy we're going to use to list your home. Day 1. Professional photography. We actually have a media team on staff who's going to come over to your home, and take beautiful pictures of your home. You see, buyers these days start their home search online, and usually on their phone, so we want to make sure that when they see photos of your home, it's going to stop the scroll.

Day 2. 3D Tours and Floorplans. Today buyers can virtually walk through your home, check out the counters, the cabinets, the floors, all from the comfort of their couch. In addition to the virtual tour, we also provide a floor plan. You see, all new home builds come with a floor plan, but usually resale for some reason, doesn't. Well, we know that buyers like a floor plan. It helps them understand where the bedrooms are in correlation to the primary bedroom, if the master's upstairs or downstairs, and this could really make a big difference if you're talking about a family with small children, or maybe teenagers, and you want to be far away from them.

Day 3. Direct Mailing campaign. We are going to actually mail a hundred of your closest neighbors a letter, letting them know that your home's for sale. You may wonder why are we telling your neighbors? Well, there's two categories. The first one are the renters in your area. These are the people that already love your neighborhood, but they're tired of paying rent, and rents in San Diego have skyrocketed. So if they're able to buy a home in your neighborhood, they're probably a huge contender. The other category are the homeowners that love the neighborhood, and they want to move their friends and family in. So we want to make sure that all your closest neighbors know that your home is for sale, too.

Day 4. Coming Soon campaign. We actually have a proprietary software program that allows us to put your home into our brokerage for 80,000 agents to see before it hits the market. And what that does for you is, you may potentially get a buyer who's going to be willing to overpay, to make sure that they get your home before it hits the market and they have to potentially deal with a bidding war.

Day 5. Signage. So our signs actually have a phone number on there that doesn't go just directly to me, but it goes to our sales force. So anybody who calls at any time, 24/7, they're going to get a live person, because a missed call is a missed opportunity. Also, our signs have a QR code. So anybody who's walking by or driving by can scan that QR code, and it's going to give them all the information they need about your home. And that information comes directly to me, so I'm going to be able to follow up with everybody who scanned that code.

Day 6. We're going live on the MLS. So we go live on Wednesdays or Thursdays, because the data shows that the highest traffic days for home searches are on Fridays. These search sites prioritize the newest listings, and we want to make sure that your home is at the top of the list.

Day 7, targeted Social Media ads. We want to figure out who's most likely buyer for your home and then we're going to target them with our ad. We don't use a shotgun approach where we just blast your ad hoping it lands on the right person. And then we launch a sophisticated marketing plan that speaks to that buyer with their targeted messaging and photos. And that was our 7 Day List to Launch.
