You have to believe that when Hollywood wants to promote a new film, they don't just pick a Friday and say, "Oh, today's a good day." Let's put the movie on the market; that's something they don't do. They too have a strategic plan in place. Just like that, we believe that before your home is released for sale, we need to build up a similar amount of hype..
You only get one chance to create a first impression, as the adage goes. We also want to make sure that the first impression is a great impression.
This process has become trademarked and recognized by the US Patent and Trademark Office as a 7-Day Listing Launch. Day 1: Professional Photography. We have our own in-house media team, enabling us to provide the highest quality photography while operating within your schedule. Our team will come out to your property and provide a high-quality professional photoshoot of your property. We want to make absolutely sure that we display your home in the best light possible, because half of the time, buyers are looking at properties on their smartphones. And if the first image fails to pique their interest, they'll go on to the next. As a result, we must make every effort to present your home in the best possible way. So we've hired the best photographers in town, who will use the proper equipment to create the perfect photographs possible for your property.
Day 2: 3D Tour & Floor Plan. We understood as we went through COVID that we don't need to physically visit a property as often as we used to because we now have 3D technology.
So a buyer could very well take a totally comprehensive 3D tour of your house from anywhere in the world, whether they're in San Diego, another city, another state, or even another country. They can walk into the kitchen and look up, down, inspect the cabinets, look around, and stare up at the ceiling. It is all visible from the comfort of their own home. As a result, the buyer can get a sense of what it's like to walk through your home without causing you any inconvenience.
In addition, we'll design a customized floor plan for your home. When purchasing a new home, floor plans are always available, but you will rarely find one in a resale home. Day 4: Coming Soon Campaign. If someone calls the phone number on our sign, we have an entire team at our headquarters dedicated to answering those calls. We make certain that every time someone calls, they get a live answer.
Furthermore, we employ cutting-edge technology, such as QR codes, which we've all become accustomed to. You scan a QR code every time you go to a restaurant, and we've discovered that QR codes make life much easier for everyone. As a result, we're quite strategic and w e prefer to launch on a Wednesday or Thursday to ensure that we are at the top of the search results on the busiest search days of the week. Your home will syndicate out, or distribute, to all of the big websites out there, including Trulia.com, Zillow.com, Realtor.com, Realty.com, Homes.com, and plenty of others, once we go live on the MLS. On the busiest search days of the week, we'll get your house on every single one of those websites, and we'll get it at the top of the list.
Day 7: Targeted Social Media Ads. TARGETED is the crucial term here. We want to figure out who is the most likely buyer for your home and target them with advertising that best fits their criteria. Is the likely buyer a first-time buyer, a military family, an empty nester, or an investor?
We don't utilize a shotgun marketing approach, where we simply send out a message and hope it reaches the correct person.
