If you're thinking of selling your home in this hot sellers market, you might think all you have to do is put a sign in the yard, but, that might not get you top dollar. I'm Jennifer Crosby, with the Whissel Realty group. And I'm going to talk to you about three simple things that you can do to get the highest return. Number one, curb appeal.

Did you know that most buyers have made up their mind before they even walk into your home? So, first impressions are everything. Start with giving the house a good power wash, make your front door pop with a fresh coat of paint, and update the house numbers to give it a new look. Planting some greenery and a couple flowers also make a really big difference.

Number two, declutter and depersonalize your home. Buyers have a hard time imagining themselves living in your house if it's filled with personal items, clutter, or family pictures. And another thing, get rid of any dark paint colors, or bright paint colors. Stick to light neutral colors for a fresh look. If you still have to live in the home and it can't be staged, make your home as clean and organized as possible.

Number three, marketing. Make sure you hire an experienced realtor that will offer professional photographs and has a good marketing plan in place to sell your home.
