I’m Eric Vivanco, a San Diego real estate agent passionate about helping buyers, sellers, and investors achieve their goals. My journey started in Peru, where I lived as a child, before growing up in Los Angeles. A year ago, I made the move to San Diego with a clear purpose—pursue my lifelong dream of working in real estate.


Real estate has been in my heart since I was a kid, inspired by my grandparents who owned properties and used them to serve their community. Today, I carry that same mindset—helping people through real estate isn’t just a job, it’s a calling. Whether you’re buying, selling, or investing, I approach every relationship as an educator, a spirited guide, and a problem solver.

For me, the best part of my work is building real connections. If we can laugh, smile, and truly enjoy the process together, that’s a win in my book. I believe there’s no “perfect” time to make a move—the time is now, and I’m here to make it happen with you.

I’m drawn to the beauty and uniqueness of Rancho Santa Fe, the community that initially inspired me to move here. It’s a place where every home feels like a vacation retreat. I also love introducing newcomers to La Jolla’s stunning coastline and sea lions, or sharing the hidden magic of Torrey Pines Gliderport—a spot that combines breathtaking views, beach walks, and adventurous flying activities.

Outside of real estate, I’m a former Division 1 track and field athlete, an avid traveler, and a lifelong animal lover. If I had a theme song, it would be Rock You Like A Hurricane by Scorpions—a nod to my determined, go-getter nature.
