Buying a home without first doing a strategy session is kind of like going to the grocery store without a shopping list. I mean, sure, you bought food but it probably took longer than you wanted it to. And then by the time you get home, you realize you have a bunch of snacks. You don't even have the ingredients you needed for your recipe and you have to go back to the store again anyways. Hopefully, this time with a list. That's exactly why we want to offer you an opportunity to come and sit down and have a strategy session with us. And what I want to talk about today are the top five reasons why our clients thank us for doing this before going out and shopping in the market. I'm Tad Murroughs with Whissel Realty and I want to start out by letting you know what a strategy session is not. What it's not is, you deciding to work with us right away. It's not you making an obligation that you're never going to talk to another realtor again. And it's not you saying that "Starting today, we are working on buying a house." And these are the top five reasons why our clients thank us for taking the opportunity to sit down and have a strategy session before going out to shop in the market. Number one, homes that haven't hit the market yet. I'm sure you're looking at homes online right now. You're probably looking at Zillow and Redfin and hopefully, whisselrealty.com. But you know what? So is everybody else. We've got homes that haven't hit the market yet, but we can only show those to people that we've met with in person. When you meet with us, we're able to get you early access into the these homes which gives you less competition when writing your offer for the home and an overall advantage in the market, which leads us to number two, understanding and differentiating your wants versus your needs. This is super important for us because we don't want to waste your time. Time is valuable. And if you need to have a one-story house, I don't want to waste time sending you two story homes or three story townhouses. I want to make sure that we fully understand what it is that you need so that we're not wasting time sending properties or going out and setting up showings for homes that aren't even going to work for you and your family. What, at the end of the day, the most important thing to us is making sure that you get what you need. The third advantage of sitting down for a strategy session with us is to help determine your budget.

At the end of the day, I don't want to overshoot or undershoot what you're comfortable paying for a home. I'm sure everybody's hearing on the news that nobody can buy a house and everything is super expensive and the sky is falling, right? But the thing that they always leave out of these scenarios is the most important factor, you. What are you comfortable paying with and what do you approve for? We're never going to learn that from the news so there's no other way to find out other than by taking the time to sit down, ask the questions from the lender and figure out what do you approve for? And hey, you might approve for a million dollar loan. But if you're not comfortable with the payment there, we need to know that before we go out and start showing homes at that price point. We want to make sure that we're getting you a home that has a budget that you're comfortable with and a mortgage payment on every month that you can afford. Number four, our unique home buying programs. We've talked a lot about spending money today, but what about saving money? And number five, which in my opinion is the most important part of the strategy session, it's your opportunity to sit down with a professional and just ask as many questions as you have or as you need to. Look, we do this every single day but we don't take for granted how overwhelming or how much goes into this process. Therefore, we want to give you the opportunity to ask whatever questions you have.

There's no dumb questions. We need to make sure that you feel comfortable and know the process so that when we're out shopping for a home, you're not stressing out about timelines. You know exactly what's going on. You know every step of the process, and you're in the driver's seat. So just like when you go to the grocery store with the list, having a strategy session before you go out to shop for your home is going to cause you less headaches. It's going to be a more smooth transaction, and it's going to be a lot less stressful than going and trying to figure it out as you go.
