Are you curious about pricing strategies and pricing your home correctly? Well, when listing your home it's one of the most important things to do. So I always like to think of it as a beauty contest, right?

Buyers are on Zillow, they're on Redfin, they're looking around. They're very educated these days. They're able to see homes on the market all the time. They know when a home is priced correctly, when it's overpriced or when it's a good deal. Within the first two weeks, they're going to come through, they're going to see that the home is a little overpriced.

They're not going to put in offers. And then after that, we're in a situation where we're going to have to chase the market. So if we don't get any offers in the first two weeks, now we're going to have to drop our price. We drop our price, three things happen. First, people are going to wonder what's wrong with the home? Number two, they're going to wonder, you know, if not them, why me? Why would I want something that somebody else doesn't want?And number three, you're going to start getting low ball offers and that's what we want to avoid. So the key is to price appropriately, get as many viewers as we can in the first two weeks, try to get as many showings and as many offers as possible.
