There are terms, there are things the seller might want aside from purchase price. So what I will do is I'm going to call the other agent, build some rapport, and I'm going to see what is important to the seller. Not all the time is it just top dollar. They may be moving out of state. They may have kids in school, they may need a rent back, for example. So we can offer up to a 29 day rent back free and they can stay in the home after we close, have time to move, which may be super important to them and it may take your offer over the next.

There's things like contingencies that we can shorten down. We can shorten down the inspection, we can shorten down the appraisal, the loan contingency. This makes sellers feel more comfortable with your offer because they know that the shorter they are, less time you have to back out. So we can, you know, offer a rent back.

We can shorten our contingencies, we can shorten the escrow period or we can make it a longer escrow period. So don't always just fall into wanting to do top dollar.
