I'm Evan Wagley with Whissel Realty, and here are the top three strategies for any buyer when facing a highly competitive real estate market. Number one, be prepared. It's essential for any buyer in a competitive market to essentially have all their ducks in a row.

That includes their pre-approval for their mortgage, their proof of funds, as well as a letter from their lender stating that they can get the deal done. Remember, the seller isn't just looking at the purchase price, they're also looking at the terms of the contract as well. They want to see how much responsibility the buyer's willing to take during escrow, and they want to see how fast the buyer and the buyer's agent can close the deal. Number two, be flexible. It's essential for any buyer, especially in this market, to be flexible on type, location, and price of the home that they're looking to buy. Now, multiple homes in multiple locations and in multiple price points are seeing multiple offers.

That's something that we really haven't seen since early last year. Being flexible will put you above the rest of your competition. Number three, maybe the most important strategy, work with a good realtor. A realtor will help you navigate through this competitive market. They'll be able to help you find properties that you like, but most importantly, they'll be able to negotiate on your behalf with the sellers to get you the absolute best deal possible.
