When it comes to buying or selling a home, the importance of choosing the right agent simply can't be overstated.


An experienced real estate agent will have a deep understanding of the market and know how to get you the best deal. They'll also be able to help you navigate any potential problems that may arise during the process, especially with the shifting Real Estate Market.

What's up everybody. I'm Jeremy Mchone with the Whissel Realty Group. I want to shoot a quick video about how the change in the shifting market is going to affect you specifically as a home seller. Now, you probably know that inventory has been growing and we've been shifting from a seller's market more towards a buyer's market.

And we've actually started to see month over month prices in the county start to decline a little bit. What does that mean for you as a seller? One, it means that if you've been on the fence about selling for a while now, you know, you missed that opportunity when the market was absolutely crazy, you get 10 offers in the first week. But I wouldn't wait too much longer because most likely what's going to happen is there's going to be more inventory and just going to make it that much harder for you to sell your home. Now that we've shifted into a different market, that also means that, you're going to have to be very, very careful about who you choose to represent you when you sell your home. Because it's no longer throw a home on the market and 50 buyers show up ready to buy it on the first day. It's not how it's going to work anymore.

First of all, pricing is going to be super important in this new market. You're not going to be able to overprice a home by 10% and still sell it. The next thing is, marketing's going to be super important. Those agents that have been discounting their commissions for the last couple years and then taking iPhone photos and throwing it up on the MLS, that's not going to cut it anymore. You need to hire an agent that's going to take professional photos and that's going to go above and beyond when it comes to marketing, including things like floor plans, 3D walkthroughs, and social media marketing.

You're going to need to go all out to find every possible buyer in order to generate some awareness for your listing. The next thing that's super important is that you choose an experienced agent who understands the market. One, they won't let you make the mistake of way overpricing a home 'cause you're shooting yourself in the foot. And two, they're also going to be able to negotiate effectively. Negotiation hasn't been as important for the last couple years, because you got 20 offers, and you know, if your agent was a good negotiator, they would just send out a counter and ask for their highest and best and then accept the highest one. It's not going to be that easy anymore.

You're going to need a skilled agent who knows how to negotiate. We're also going to need an agent that is putting in the work, putting in the time . That agent needs to be following up with buyers after showings. That agent's going to be needing to follow up with people who had questions about the property but didn't make it in for a showing. That agent's going to have to be able to answer their phones on nights and weekends to make deals happen. And also, you're going to need somebody that facilitates showings easily. In the last couple years, I can tell you, I've tried to show a lot of homes where the agent wanted me to reach out to them to schedule a showing and that agent never answered their phone.

Please stay away from those agents in this new market. They are not going to help you get your home sold. So, now more than ever, it's more important that you have a professional guiding you through the sale of your home. Because as Warren Buffet says, it's only when the tide goes out, that we see who's been swimming naked. And in the last couple years, a lot of listing agents in San Diego have been swimming naked.
