Hi, I'm Justin with Whissel Realty, and today, I'm going to be covering three common mistakes that sellers make when trying to sell their house. The first mistake that I'm going to cover is working with unqualified agents. Now, you really want to hire an agent that has negotiation skills, someone that has been in a normal market, rather than someone that has only been in a extreme seller's market just because you want to be able to get your home sold for top dollar and within a reasonable timeframe.

If you are considering selling the house yourself, thinking that it's going to be easy process, please do the research and find out more about the details of it. The last thing you want is to end up in legal trouble. So when you hire someone such as a real estate agent, we are trained to buy and sell properties. Just like a doctor is towards health, a dentist is towards teeth, a financial planner is towards your finances, we are equipped with the tools to make the transaction smooth and also, it's what we do on a day-to-day basis. While on the topic, on average, when you list with an agent, you will make 25% more off the property.

And this is even when commissions are taken out. So something to take in consideration. A common mistake that sellers also make is pricing the house. So you want to have an agent come in so you can get a realistic idea of how much the house will sell for. If you price it too high, this can result in the property sitting on the market too long, which will also raise red flags to buyers and their agents. On top of that, if you price it too low, that means that you aren't going to get as much money in your pocket in the long run as you could if you price it at the right price.

So it is important to see other properties that have sold recently. This is couple of weeks, not six months ago, with similar features and square footage so that you can get that exact right price. The third mistake that sellers make is not wanting to negotiate. Now, being in a normal market we need to be more flexible with the buyers' wants and needs.
