If you're thinking about selling your home and want to know how you can get the most money out of it, then stay tuned. What's up everyone? My name is Jack Cline. I'm a local realtor here in San Diego, California. And today, I wanted to go over a few tips to help you get your home ready to sell, which is going to help you sell it faster and for more money. Let's hop right into it.

The first thing we need to consider when selling your home is taking care of all your deferred maintenance. You know what I'm talking about. These are things that you've been putting off for years, whether it's a hole in the wall, cracks that need to be caulked, a kitchen cabinet that's broken, a light fixture that's not working. Any little thing that you noticed and a potential buyer could notice, it's best to go ahead and take care of these things. The last thing we want is a buyer to walk through your home and start making a mental checklist of everything that needs to be fixed, because the chances are if they walk through another home that's ready to be moved in, they're going to forget about your home.

The bottom line is the less headaches we could pass down, the better. Moving is already super stressful for homeowners. So minimizing that stress is going to make your home a lot more appealing. Moving on to the next, we want to declutter your home. We're all guilty of it, especially if you've been living at home for a long time. We start accumulating all these random items and knickknacks, and before we know it, our home's cluttered and we don't even realize it. So it's best to get rid of all these items and pack 'em away for now and keep the essentials in the home, such as your couch, dining room table, bedroom sets, dressers. You get the point. This is going to make your home feel a lot bigger, and when potential buyers walk through, they're going to be able to picture their own things in there.

Likewise, we want to also de-personalized the home. And what I mean by this is getting rid of family photos and personal items that are laying around, such as toothbrushes, a hairbrush, toys. Whatever makes it feel like someone else is living in the home, we want to put away for now, because the idea of this is having a buyer walk through the home and being able to picture themselves in the home and not somebody else. Next, we want to brighten up your home. Now, this is crucial. We want to open up all the windows. We want to turn on all the lights. If your lights are dull, maybe you want to replace them with some LED lights. And I highly recommend to every homeowner to repaint their home, bright and neutral color.

By doing all this, when the camera guy comes in and takes the photos, these photos are going to look awesome. People are going to come in and feel like they're in a new home even though they're not. And again, it's really going to appeal to the buyer nowadays. I promise you, the return on your investment will be well worth the extra money and effort that you put into it. Moving on to the next tip, we want to increase your curb appeal. This is everyone's first impression when they pull up to your home, and we want that first impression to be a lasting one.

The chances are if they're going to critique the outside of the home, they're more likely to start critiquing the things inside the home as well and it's just not a good way to start the tour. So the good news is these are easy fixes. Cut the grass, trim back the bushes, lay down some mulch, get the pressure washer out and pressure wash the house, the sidewalks, the driveway, et cetera. And if you really want to put in the extra effort, and if it's needed, go ahead and paint the outside of the house as well. The next thing you want to consider is the last time that your home's been updated. So look at your floors, your kitchen, your bathroom, your appliances, especially your carpet, and think about the last time it's been updated. If it's been more than 10 or 20 years, it's probably best to go ahead and update that. Now I get it. You might not want to spend the extra money, and that's completely fine. But worst thing, if you have carpet in your home and it's old, at least try to replace that.

Finally, the last step is to interview agents. And I recommend interviewing two to three agents, because a lot of agents won't spend a ton of money on your marketing. And what I mean by this is taking awesome photos, doing 3D tours, drone footage, marketing campaigns. You get the point. Unfortunately, a lot of agents will just snap some photos, post it online, and they're done. What top agents do, and what we do here at Whissel Realty, is spend more money on your marketing.
