List Your Home Like a Hollywood Premiere

Hi, I'm Karlee Van Dyke with Whissel Realty. We know that even in a seller's market, it is important to maximize your impact when selling your home. When we list your home, we approach it much like Hollywood does when launching a blockbuster movie. We strategize through our seven-day listing launch.

Let's dive into that. On day one, we do a photoshoot. That, you only have one chance to make a first impression. So our professional photographers come out using the best equipment and the best lighting to make that maximum impact on social media for those buyers that are scrolling through. We want to grab their attention right away.

On day two, we have a floor plan and a 3D tour. The floor plan is not something that most homes in San Diego offer because most of them are resale, something you get with a new builder. That floor plan allows buyers to look at how is the home laid out? Is the master upstairs or downstairs? Are there stairs? Sometimes you don't know that in the MLS. Also, what if you like to entertain? Does the kitchen fit with the backyard in order for you to do what you would like? Then this 3D tour allows you, to think it of like a Google Earth tour of the home. You get to go inside, walk the entire property, look up and down, left and right, check out the kitchen, check out the cabinets. Maybe fixtures are something that you're interested in. Appliances. It allows the buyer to come in and see your home that way. Not only is it accessible, but they can do that from the comfort of their own home. That also allows us to reach a larger audience. So if they don't live locally, maybe they live out of state or even out of the country. It maximizes your exposure.

On day three, we come out with a direct marketing campaign. And that's a mail campaign specifically targeted to your neighbors. Your neighbors are made up of one of two categories. One is renters. Those renters are potential buyers. Rent is increasing at a higher rate than even home prices. So maybe they're in the market to get out of the rent cycle. The second category is homeowners, your neighbors that have lived next door to you. Guess what, they're going to tell their friends, and their friends become part of our sales army. So the word of mouth is important. It adds a personal touch to the message.

Day four is our coming soon campaign. We use our proprietary technology to push your home out to the brokers in our brokerage, which was named number one brokerage by the San Diego Association of Realtors. That information allows potential buyers to get access to your home before it goes on the market. That allows them to possibly avoid a bidding war. And then that buyer is more likely to offer a premium for your home. On day five, we put up the listing signs. We know we see the for sale sign here and there. Our signs are a little bit different. As I said, we're a data-driven company. The colors of our signs we're picked specifically because they draw buyers' attention. Number two, they include two very important pieces of information. One is a phone number. That phone number not only comes to your listing agent but also is supported by a team of people in the office dedicated to answering the buyer's questions. And it includes a QR scan technology.

So if you're walking by, you can scan the code as a buyer, right? They can get the information in the palm of their hand right then and there. That then sends information to our team, and we can do our due diligence and follow up with them. Day six. That's your red carpet day. That is the day that we go live on the MLS. When we live on the MLS, it's strategic. It's not just put it out there and see what happens. We are specific about the day that we market your property. We've done data research, and that shows that Thursdays and Fridays are the most searched days. And guess what? It's from nine to five during business hours. So to capitalize on that, we want to make sure that when they go and open their phone or open their search on their phone, we're hitting the top search ranking. So Wednesday and Thursday, are the best days to list to hit those searching on Thursday and Friday.

So data behind the decision is always important. And day seven. That is our direct social media campaign. It's targeted to buyers that are most likely to buy your home. Who is that? Is it a family member, a family, an investor? Maybe it's a military family looking to make a move. That social media market is targeted with the message and the images to capture that potential buyer. So like I said, we like to approach it a little differently. There is a lot of buildup to the last date. It is important to put your best foot forward 'cause first impressions make a difference.
