This is Clayton, your real estate captain speaking. And today, I want to talk to you about selling your home to buy a new one. A lot of people that I work with in order to buy their new home need to sell one. For various reasons some people are, you know, moving up, right?

They're selling their condo to move into their first single family home. Other people I work with are empty nesters and their four or five bedroom home is a little too much right now with all the kids gone to college and out of the house and they want to downsize, take advantage of some of that equity. Well, here's the deal. This is what we get to do right now in this market. It's simultaneous buy and sell. The first thing we need to do if you're a seller is to prepare your house, get ready to go. Right now we're in a buyer's market so it's going to be a lot easier to buy a home. So how we package your home to sell it is really important. Basically, that needs planning.

So it kind of looks like this. On the front end right now we do evaluation of your home, see what it would sell for, bring in a stager if that's what we need to do, dial it in and ultimately list it, find the right kind of buyer for your home but here's the key. When we negotiate your offer, we say that it's contingent on you finding your replacement property. That way a buyer can wait until you find the right home for you. So that gives you some time right now to be able to both sell your home and take advantage of this buyer's market.

The advantage of having the home that you're selling in escrow means that you're a strong buyer. Right now if you have a home that's in escrow ready to go and you make an offer on your new home, you know, you're quite motivated because you actually have a home for sale. So to sum it all up, buying and selling a home at the same time takes some skill because not only one transaction is happening, but two, the one that you're selling and the one that you're buying.
