What will the real estate market look like in 2022?

In this video, San Diego Realtor Clayton Connolly will take a look at some of the most important factors that are likely to impact the market over the next few years. We also explore some of the opportunities and challenges that investors can expect in this time period.

Hello, this is Clayton, your real estate captain speaking and today I want to give you a market update about what the heck is happening in real estate. Here's the deal. Earlier this year in 2022, interest rates were at an all time low, really, sometimes in the high twos, and over the course of the year, the Fed gradually raised rates to balance inflation.

There's a lot of money put into the system and so as we've noticed, a lot of the prices about everything have gone up. Well, they want to slow that down. The way they slow it down is by raising the interest rate. Currently, it's as high as it's been in about 15 years, in the high sixes, which is a big shift. So basically what that does is it makes it more expensive to borrow money, that slows the market down in real estate. So, couple points I want to make.

Number one, people have been waiting three years for the market to slow down, for the opportunity to actually shop for a home without having a dozen or two dozen people bidding on the same thing. So what does that mean, having higher interest rates? Yeah, your monthly payment at a higher interest rate is going to be higher, but we have solutions for that. If I were able to get you last year's interest rate today in this market, would that be something you'd be interested in?

My clients have absolutely been taking advantage of that sort of situation. Here's the deal. There's a window in front of us where homes are on sale, and I'd love to be able to tell you how we're going about providing deals for our clients right now who want to buy a home in a market that's a lot more, you know, healthy and buyer friendly than it's been. Please reach out and let me tell you more.
