With the market so competitive right now, that isn't a very attractive offer. The biggest issue I'm finding today is that people want to buy a new home but they need to sell their current home first.

We used to be able to do that.

That was called the contingent offer, but now the market's too competitive. You need to be able to buy without having to sell so that the seller is confident that you're going to be able to close on time.

Now, recently I had a client that was in that position. What we had to do was, we actually had to negotiate two months after closing for them to be able to stay in their home so that he gets the equity into their account so that they could then purchase. That is a fine line to walk, a tight rope situation. Basically, we had a month to find a home, get an offer accepted, go into escrow so that we would have another month to close before they'd have to be kicked out and move into an Airbnb or some other terrible situation while they waited to buy a home.
