San Diego Realtor Kyle Whissel goes over the housing market data that leads him to believe that now maybe a good time to purchase a home if you are in the market to buy.

Is Now the Time to Buy?

For the first time in a long time, there is a good opportunity to buy in San Diego and not compete with a hundred other people. Hey, there it's Kyle with the Whissel Realty Group. And I want to explain to you why today is the best time we've had in a long time to buy a home.

What we've seen happen here in San Diego, now this is my personal belief, and you can either believe me or not, if you don't believe me, probably shouldn't watch this video. But if you do believe me, or you want to hear my opinion, keep watching, because I'm going to share some of the data behind why I believe right now is one of the best times you've had in a long time to buy a home in San Diego.

The Facts

What we're seeing happen is that we were very restrictive during COVID here in California. We were the first state to lock down, and we all kind of assumed we'd be the last state to unlock. But when the government came out and said, hey, June 15th, we're going to lift all of the restrictions, we all said, yeah, right, we don't believe you. Lo and behold, they removed all the restrictions, June 15th.

I think a lot of us were taking a wait and see approach. Let's see if they actually follow through on this or not. And they did, which was shocking. But then we all said, well, oh, we're free! Let's go on vacation. Let's go, it's been a long time. I haven't been anywhere in a while. Let's go to Hawaii, let's go to Alaska. Let's go visit some family, let's go. I haven't seen people in a long time. Everybody is going and taking vacations right now. There's a lot of pent up demand to go vacationing.

And everybody has a lot more disposable income. They're taking longer vacations than normal. What that's done, is we, for the first time in probably two years, seen a little bit of a dip in the number of homes that are going pending or going off the market. And that's because buyers are just taken a little breather.

They're less concerned about their home search right now and more concerned about taking that family vacation that they've been wanting to take for a long time. What that's doing is it's creating a little bit of opportunity for you to go out and buy a home and not have to compete against 20 or 30 people like you did two or three months ago. I personally offered on a home today in Nashville. And two months ago, there would have been 40 offers on that same home. Today, four offers.

Now I'm not having to pay hundreds of thousands of dollars over list like I would have had to a couple of months ago. So I'm taking advantage of this opportunity right now. I think you should take advantage of this opportunity, too. Where now you can take your time a little bit more, you can find that right house and not have to compete against a ton of people.

You might be able to get a little bit better deal than you could have a couple of months ago. Is this going to last? I don't know. Once school gets back in session, the vacations are over. I think you're going to see a lot of the buyers come back to the table and it's going to be game on again. Time will tell, but I know the opportunity right now, as we sit here in the tail end of August 2021, it is a killer opportunity. Strongly recommend you jump on it.
