I can't tell you how many clients, and even friends and family of mine, have been stuck in the real estate catch-22. Ever heard that phrase before? Well, it's pretty simple and you can probably relate. Basically, you've got a bunch of equity that's accrued in your property because of these skyrocketing values that everybody's got, but you can't really afford to move and buy a new property without selling that one first.

And so nobody wants to be homeless or have to move twice and put all your stuff in storage, and most people can't really afford to go buy a second home and carry both of them in their mortgage at the same time, right? Well, fortunately, we've come up with the most amazing solution for this exact problem that seems to be affecting so many people, specifically here in San Diego. Would you want to accept an offer from somebody who says, "Hey, I got to go and sell my house first," when there are 3, 4, 10 other offers that don't? It's just not really happening in this day and age.

So the amazing thing is that we've got as a partner, a partner that's going ahead and chosen our team out of all the teams in the county. And they basically say this: "We know that we'll be able to sell your property for top dollar and it's going to even go better if it's vacant and staged and professionally photographed without you living in it, without you worrying about accommodating and being inconvenienced for showings and all that, so here's what we're going to do. They're also going to go ahead and look at your home and pre-approve that home. They're going to guarantee a sales price. They're going to allow you to go ahead and shop for that next property so that you can write offers without any contingency on the sale of your property. You go ahead, say nothing to the seller of the property that you want. Write an offer, hopefully, get that thing accepted and into escrow. Once that happens, just a couple of days before you close escrow, this company goes ahead and buys your home for you. They're going to give you the majority of those proceeds so that you can complete that close. And then once you've moved, you've settled in, you're comfortable, we're going to come behind and take care of this mess over here of getting rid of that home for you.

We're going to get top dollar for you and we're going to go ahead and sell it staged and professionally photographed, and then the proceeds of whatever they didn't give you upfront are going to come to you after the fact. So you get a big check upfront, even more money after the fact, you get to write non-contingent, and you get to win."
