How Can Days on Market Affect Your Home’s Value?

Did you know that 90% of home buyers accredited online shopping as a very pivotal part of their home buying search? Now, as a home seller, don't you want to get a piece of that pie? My name is Scott Ennis with the Whissel Realty Group, and I'm here today to talk to you about days on market and why that's so important to your home sale, and how we can capitalize on that.

Days on market is the measurement of the age of the real estate listing. Think about going to the grocery store. You're going to go to the grocery store, and you're going to look at the deli sandwiches at the deli counter, and you're not going to buy the one that was made last month. You're going to buy the one that was made today, or at least this week, be as fresh as possible. It's the same thing when it comes to a real estate listing online. Today, we're going to talk about some ways that we can capitalize on the online search and make sure that your days on market are low.

The first thing I want to talk about is when you're selling your home, make sure that you're ready to sell your home. That means that things are clean, the laundry is done, the dishes are clean and put away. You don't want to have someone request a showing on a Monday, and you had a long weekend, you couldn't clean up.

You're now pushing that showing to Tuesday or Wednesday. And guess what? That home buyer is not going to wait for you. So they're going to schedule a showing on a Monday, and they might even put an offer in on that home this they saw on Monday, and you just lost that sale. So one of the most important things when it comes to selling your home is to make sure that your home if you're still living in it, is ready for sale.

The number two thing I want to talk about today is photography. A picture says a thousand words, right? Lighting, exposure, size, quality, time of day. These are all things that matter when it comes to photos. You don't want to have the incorrect angle on the photo in your living room that's a thousand square feet, but that photo makes it look like it's 500 square feet. I know that when I'm scrolling around online, I'm looking at the pictures. I'm not the one that's reading the descriptions. I don't think you are either. And I'm scrolling right past that small living room because I need a bigger living room. So number two thing you want to do in order to minimize those days on market and put your home out there for sale is you want to have a professional photographer come to your home and shoot the right photos with the right angles, so you're presenting your home in the right way. And the number three most important thing when it comes to listing your home online is the price. If you're pricing it too high, you're going to have everybody again, scrolling through your listing, not even stopping to look. If you're pricing too low, you're losing money. Now some expertise that I have is I know the neighborhoods in San Diego county, I know how to run market analysis, we can do historical data of sales, and we can make sure that your home is priced exactly as it should be for your neighborhood, so that you're not only getting offers, but you're getting multiple offers.
