Selling your San Diego home can seem like a complicated process, but I'm going to go ahead and break it down into six easy steps, that way, you don't get too overwhelmed.


Hi, I'm Matt Huneycutt with Whissel Realty Group, and I'm going to go over the six steps to sell your home.

  1. Preparation. Anytime you have something for sale you want to make it appear in its best light. So decluttering the home, cleaning it up, getting as much out of the property as you can is a good starting point. If you have the funds available and it makes sense, you can take it a step further, paint, replace the carpet, take care of some of the bushes out front, throw down a little bit of mulch, very easy things to make your house stand out and appear fresh and clean.


  2. Marketing The Property. Once we've made the house look its best, now we need to expose that property to as many people as possible. This is where a good marketing agency like Whissel Realty Group really stands out. What we do is, we showcase your home just like we're launching a movie. We're going to get it out in front of as many people as we can, create as much drive and anticipation to see that property as possible, and then release it to the masses.


  3. Field Offers. If done correctly, your house looks great, it's been exposed to the highest amount of people possible, we're going to get people visiting that house and submitting offers. Once we get those offers, we will fiercely negotiate to bring those offers up to a winning number for you.

  4. Escrow. Escrow is typically a 30-day process, where a buyer and a seller, transfer all the information about that property necessary for that buyer to make a good buying decision. Things like, what upgrades have been done to the home? What school zone is it in? Is it in a fire area? Statutory disclosures, basic things that every homeowner needs to know about owning a home so that they can make an informed decision. All that information will get transferred over, and at the end of that 30-day period, the seller will hand over the keys and the buyer will transfer the money to the sellers.


  5. Moving. Sometimes we think, "Hey, we're selling a home, we're getting the money, we're doing the paperwork," but we forget, we got to pack, we got to transfer our family to a new location. So at that point we really want to dive in, make sure we get all our utilities transferred over, make sure we have our moving trucks lined up, and all the logistics in place to make sure that we transfer seamlessly from point A to point B.


  6. Closing. At this point, the paperwork is behind us, the keys have been transferred to the buyer, the cash is in your account, congratulations.
